Las Vegas still has more homeowners deeply underwater than any other city, leading to a lot of foreclosures.

NEW YORK (CNNMoney) A growing number of mortgage borrowers are keeping their heads above water, according to a report from RealtyTrac.

The company reported Thursday that 9.3 million properties, or 19% of all homes with mortgages, were "deeply underwater" in December, meaning borrowers owed at least 25% more on their mortgage than the home was worth. That's down significantly from 26% of all homes with mortgages, or 10.9 million properties, last January, RealtyTrac reported.

A recovery in home prices has certainly helped to turn around the fortunes of many homeowners. The average U.S. home price jumped nearly 14% year-over-year through October (the latest data available), according to the S&P/Case-Shiller home price index. That has added thousands of dollars to the average home's value.

Falling commodity prices mean tighter margins for mining companies who lose the capital to reinvest in new equipment from Caterpillar. As a result, Caterpillar's mining segment saw a 23% decline in sales in the first quarter. Construction spending has not increased enough to make up for losses incurred in the mining segment. Cost-cutting efforts and layoffs have been implemented to try to salvage some of the bottom line. All of the above has contributed to a lackluster stock performance since the year began.

    David Paul Morris/Bloomberg via Getty Images Family Dollar Stores (FDO) rejected a $9 billion buyout offer from Dollar General (DG) and issued a sharp rebuke to accusations its CEO favors a smaller bid from Dollar Tree (DLTR) because it would allow him to keep his job. Family Dollar, the second-largest dollar store in the United States, said it believed a deal with its larger rival would be unlikely to win antitrust approval despite a promise by Dollar General to close up to 700 stores.

    We will not jeopardize the Dollar Tree deal for a transaction with Dollar General that has a high likelihood of not closing due to antitrust considerations.
